I MARY RIVERS widow of the late FRANCIS RIVERS late of Spring Gardens of St Martins in the Fields in the County of Middlesex do hereby make this my last will and testament

I give and bequeath to my eldest daughter MARY RIVERS and after her life to my youngest son AMBROSE RIVERS and his heirs my [            ] estate at Hammersmith in the County of Middlesex the house and garden now lett to THOMAS STEVENS Schoolmaster and the ground to the late THOMAS HOLLIS and THOMAS ASKINS and now under lett

I bequeath to my said eldest daughter MARY RIVERS and my third son CHARLES RIVERS as tenants in common and not joint tenants my leasehold house in No. 23 New Street Spring Gardens in the Parish of St Martins in the Fields County of Middlesex after paying to Sir FREDERICK POLLOCK Knight the two hundred pounds for which I now pay him five per cent interest

I bequeath to my said son CHARLES RIVERS my freehold property in Hammersmith in the County of Middlesex lett on lease to Mr HENRY HAWKINS and Mr VALENTINE RIVELL

I bequeath to my youngest son AMBROSE RIVERS my freehold property in Hammersmith in the County of Middlesex lett on lease to Mr DOUGLAS THOMSON and known as the Cock and Magpie public house

I bequeath to my eldest son HARRY RIVERS my silver tankard

I bequeath to my said eldest daughter MARY RIVERS all my plate except the silver coffee pot which I bequeath to FRANCES MARTIN my grand daughter

I bequeath to my said eldest daughter MARY RIVERS all my rings

I bequeath to my second son FRANCIS RIVERS fifty pounds with the picture in [Graytons] of his blessed father

I bequeath to my second daughter Mrs HENRY ALEXANDER fifty pounds and to her eldest daughter MARY ALEXANDER the picture of her mother

I bequeath to ANN ALEXANDER second daughter of Mrs HENRY ALEXANDER my piano [            ]

And I bequeath to my said eldest daughter and my third son CHARLES all my household furniture linnen china and books

I do hereby appoint my third son CHARLES RIVERS with my son in law the said Sir FREDERICK POLLOCK Knight my Executors and request to be buried as private as possible at Binfield Berkshire all my just debts and legacies to be paid out of the rent of the said house No.23 New Street Spring Gardens in the parish of St Martins in the Fields in the County of Middlesex

Proved at London 19th July 1844 before the worshipful Frederick Thomas Pratt Doctor of Laws and Surrogate by the Oath of CHARLES RIVERS Esquire the son one of the Executors to whom Admon was granted having been first sworn duly to administer Power reserved of making the like Grant to The Right Honorable Sir FREDERICK POLLOCK Knight the other Executor when he shall apply for the same
